Forging ahead
Camden County has large tracts of pristine wild spaces—for now. As in its northern neighbor McIntosh, decision-makers dance between preserving the county’s natural spaces and trying to capitalize on industrialization and economic opportunity. Spaceport Camden (see below) is an excellent example of County leaders’ priorities and vision clashing with the will of the people. Additionally, warehouses are trickling down the coast. In the March 2024 primary, voters passed the referendum on a freeport exemption for logistical centers, thereby incentivizing warehouse developers with tax breaks under the guise of attracting more jobs.
What’s happening in Camden County?
Data Centers in Kingsland?
A Jacksonville businessman “is seeking to rezone nearly 700 acres of Camden County land along Interstate 95 for a proposed industrial park which would allow data centers.” St. Marys Riverkeeper has been getting the word out, mobilizing residents of Kingsland and Camden County, saying, “Projects of this scale can have lasting impacts on water resources, infrastructure demand, traffic, and community character—especially when industrial uses are on the table. Decisions like this should not happen without strong community input… If you care about how Kingsland grows, now is the time to engage.” The Kingsland Planning & Zoning Commission will consider the rezoning at their May 4 meeting, where there will also be a Public Hearing.
Sheffield Island Development
Significant heat came to Kingsland and Camden County last summer when US Rep. Buddy Carter announced a deal with a developer to build “Sheffield Island,” over 700 homes on his 500 acres of land—a proposal that sparked concerns about flooding, lack of infrastructure, traffic impacts, and more. Kingsland was poised to vote on whether to annex Carter’s parcel of land into the City; however, after a packed room delivered more than an hour and a half of oppositional public comment, the board voted to table the issue of annexation and pass it to Camden County. Thank you to everyone who spoke up at community meetings and county commission meetings. As of April 2026, there has been no movement forward on developing this property.
Cumberland Island
Cumberland Island is Georgia’s southernmost barrier island and home to miles of undeveloped beaches, acres of pristine maritime forest, and miles-wide salt marsh landscapes. With its historical ruins and feral horses (currently caught up in a lawsuit regarding their care), it’s also Camden’s most popular tourist attraction. The National Park Service, which manages the island, tries to balance access with preservation, though its 2023 draft Visitor Use Management Plan received serious backlash from the conservation community.
Top Secret: Project Unicorn
“Project Unicorn” was proposed to the US Army Corps of Engineers as “a high-quality, light industrial center to support high-volume logistics for warehouse and distribution facilities.” The site is in Woodbine, with on-site drains into the Crooked River, and proposed to disturb (by filling or excavation) approximately 26 acres of wetland and 27 acres of open water. The Kinlaw Rosenwald School, a site “significant in the history of Camden County and the State of Georgia,” is located approximately 0.5 miles from the project site. Additionally, there is a high likelihood of endangered species like the Indigo Snake and Eastern Black Rail inhabiting the site.
Unfortunately, the proposal of this massive facility received little to no press, and information is scarce. We know that a “non-binding” Draft Incentives Plan for Project Unicorn was approved unanimously by the Camden County Joint Development Authority on May 12, 2022. The proposal cited above was brought to USACE on January 18, 2023. We’ve heard nothing since, but we’ll update you as soon as we do!
Spaceport Camden
In 2015, members of the Camden County Commission announced plans for “Spaceport Camden.” Officials pursued a license from the Federal Aviation Administration (FAA) that would allow them to launch rockets from a heavily contaminated 4,000+ acre site, just inland from Cumberland Island. The ecological and human health impact could have been catastrophic. Thanks to grassroots organizing and active voters, Spaceport Camden never launched—and its successful petition and referendum has set a precedent for civic action now at work in other counties across the state.
